No more farmland can be manufactured but it can be lost. What we have now is all we will ever have. We as farmers must continually innovate to preserve the land we have while producing more food, fiber and fuel for the growing demands of this and the next generation.
Over 30 years ago we adopted no-till farming practices to reduce soil erosion, preserve valuable nutrients and to build soil health. We also utilize waterways, buffer strips and nutrient stabilizers to keep valuable nutrients out of our water and in our soil where the plants can use them.
Different landowners have different levels of risk they want to take with their asset. Below are a few of the leasing options we employ but we are always open to different leasing arrangements.
This option is excellent for landowners who want a consistent low-risk return on their asset. Much like renting an apartment, we pay a set amount dollar amount agreed upon yearly. The tenant makes the yearly decision on inputs without input from the landowner.
In a crop-share lease the landowner provides the land, the tenant provides labor and machinery and the input costs and decisions are shared. The harvested crop is divided between the landowner and tenant and each makes their own marketing decisions with their portion of the crop. This is the highest risk for the landowner but also offers the most potential upside.
A flexible cash lease is a middle ground between cash lease and crop share. It offers some potential upside while limiting the downside for the landowner. A base rent is established and then there is a "bonus" payment made to the landowner based on markets and yields. This helps landowners see return based on yearly weather and market conditions but shields them from a disaster situation. It works well for someone wants to be a part of the yearly operation without decision making.
In a custom operation the landowner makes all decisions for the farm each year and we provide the labor and machinery. Custom services are billed to the landowner on a per acre or per hour basis depending on what the operation is. The landowner retains ownership of grain harvested and markets the grain as he or she feels is right. As the name implies we can tailor this option to fit your needs, rarely is one custom operation the same as the next.
